Monsoon Roof Damage: How to Document It So the Claim Holds
More than half of Cochise County rainfall arrives between July and September, usually with wind and sometimes with hail. What separates a paid claim from a denied one is almost always the evidence, and most of it has to be captured before the storm.

The monsoon does not damage roofs gently or gradually. It does it in about forty minutes, once or twice a season, with outflow winds that arrive ahead of the rain and occasionally with hail that is gone before anyone photographs it.
Then the sun comes out, everything dries, and three weeks later somebody notices a stain on a ceiling.
That gap — between the event and the discovery — is where claims go wrong. Not because carriers are unreasonable, but because by the time anyone looks, the question has quietly changed from "what did the storm do" to "prove the storm did it."
The three things a carrier is actually deciding
Whatever the letter says, an adjuster is working through three questions in order.
Is this damage or is this wear? A twenty-two-year-old shingle roof in Cochise County has spent two decades under UV that is genuinely brutal at this elevation. Granule loss, brittleness, curling and cracked mastic are all normal ageing. Storm damage looks different — it is directional, it is concentrated on exposed slopes and edges, and it has fresh edges rather than weathered ones. If nobody can tell those apart in your photos, the default finding is wear.
Did it happen in the policy period, and on the date claimed? Carriers cross-reference claimed dates against weather data. If you claim an August storm and the nearest reported event is in July, that is a problem. If you claim damage and the roof already looked like that in imagery from the previous spring, that is a bigger one.
What is the scope? Full replacement or repair of two slopes is often the entire financial argument, and it turns on how completely the damage was mapped.
Aerial documentation helps with all three, but it helps most with the first two, and only if some of it exists before the storm.
The pre-storm baseline, which is the actual advice in this article
Get your roof documented in June, before the monsoon starts. Forty to sixty geotagged, timestamped photographs at consistent altitude and angle, and a PDF report describing the condition as it stands.
That file is worth very little on the day you buy it and enormous amounts the day you need it. It converts "prove the storm did it" back into "here is what it looked like three weeks earlier."
This matters more for commercial property than residential, and more for older roofs than new ones, because those are exactly the cases where the wear-versus-damage argument is winnable in either direction.
Property managers with several buildings should be doing this annually as a matter of course. It is the cheapest insurance-adjacent expense on the schedule and it also tells you which roofs are approaching the end of their life before a storm tells you.
What aerial documentation captures that a ladder does not
- Every slope, including the ones nobody climbs. Steep pitches, tile roofs that cannot be walked without breaking what you came to inspect, and second-storey sections above garages.
- The directional pattern. Wind damage has a bearing. Seeing the whole roof in one continuous set makes the pattern obvious, and the pattern is what distinguishes an event from ageing.
- Coordinates and a timestamp on every frame. This is the part that makes it evidence rather than pictures.
- Consistent altitude and overlap, so a set from June and a set from August compare directly.
- Nobody on the roof. On a storm-damaged roof with soft decking that is not a minor consideration.
What it does not replace is a hands-on inspection by a roofer for anything requiring lifting a shingle, probing decking, or assessing what is happening under the membrane. We document. We do not adjust, and we do not write scope.
Hail, and being careful about it
Hail happens here, but it is far less common than in the Front Range or Texas markets that most hail-damage content is written for. That has two consequences.
First, real hail damage in Cochise County is genuinely worth documenting quickly, because the impact marks weather and become ambiguous within a season.
Second — and this is the uncomfortable part — this county periodically attracts storm-chasing contractors after a reported event, offering free inspections and finding damage on roofs that do not have any. If a company you have never heard of knocks on your door after a storm, the FAA registration of their drone is not the thing to check. Check whether they are licensed and bonded in Arizona, whether they carry an address you can find, and whether your own insurer has heard of them.
We are not a roofing contractor. We do not sell you a roof, which means we have no stake in what the photographs show. That is a genuine advantage in claim documentation and it is the main reason people use an independent documenter rather than the contractor's own camera.
Timing after an event
- Report it to your carrier promptly. Policies require prompt notice, and "prompt" is interpreted against when you reasonably should have known. Do not wait for the ceiling stain.
- Document before any repair, including tarping — except where waiting causes further damage, in which case photograph, then tarp, and keep the photographs.
- Get the aerial set inside a few days. Fresh damage has fresh edges. That is visible and it does not stay visible.
- Keep the weather record. NOAA's Storm Events Database is public and searchable by county and date; a printed entry for the event you are claiming costs nothing and pre-empts an argument.
- Keep receipts for mitigation. Tarps, board-up, water extraction. These are usually covered and routinely forgotten.
Arizona has an unfair claim settlement practices statute — A.R.S. § 20-461 — and the Department of Insurance and Financial Institutions takes consumer complaints. That is worth knowing exists. Beyond that, we are not lawyers or public adjusters, and if a claim is being denied on grounds you think are wrong, that is a conversation for someone licensed to have it. We are the people who take the pictures.
Flying in monsoon season, practically
Two things govern scheduling between roughly mid-June and the end of September.
Mornings. Convective build-up here is an afternoon phenomenon. A 7am flight is usually calm and clear; a 3pm flight is a gamble and sometimes an unsafe one.
Outflow is the hazard, not the rain. A gust front can arrive twenty miles ahead of the visible storm with very little warning, and it will exceed the aircraft's wind limits. We watch radar during flights in season and we land early rather than finish the grid. If we cancel a morning on you in August, that is why.
Post-event work we treat as urgent and slot ahead of routine scheduling, because the evidence is perishable.
What it costs
Residential visual inspection is $295 — 40 to 60 photographs and a PDF report. Adding thermal moisture screening is $445. Documentation packaged for a claim, timestamped and geotagged in carrier format, is $375. Commercial flat roof is $895 per building up to 50,000 sq ft, or $595 per building across a portfolio of five or more.
Thermal here is sold as moisture anomaly screening. It is very good at finding wet insulation under a membrane, which shows as a thermal mass holding heat after sunset. It is not a certified thermographic inspection and we will not describe it as one — if your carrier requires certification, you need a Level 1 thermographer and we will tell you so.
